Latest numbers confirm buyer confidence

Whilst we have been reporting a steady increase in buyer activity across Melbourne’s north-west for several months now, particularly in the period since early April, it was interesting to see further confirmation of this trend from two different sources this week.

One of these valued sources came from the collective resources of the Barry Plant network itself. Being a member of Victoria’s most successful real estate sales network gives us a big advantage in the local market, including providing access to up-to-the-minute information on what is happening across the Melbourne property market from those with first-hand knowledge, our network colleagues.

As you may have seen on the back cover of the Realestate lift-out in the Herald-Sun on Saturday, (June 6th), our network reported 6397 buyer inspections in the space of just one week towards the end of May. Numbers like these confirm just how strong buyer activity levels are in the current market.

We also saw some figures during the week from realestate.com.au, Australia’s largest real estate portal, which indicated that buyer searches on their website have been steadily increasing. Not only has search activity increased for the past nine weeks in a row, but activity levels have more than doubled over that period!

Increasing buyer activity has continued to drive some outstanding sales results by our team, including:

Caroline Springs: 6 Parramatta Court

Whilst requiring some substantial repairs to return it to its former glory, this grand four-bedroom home (pictured) still made an impact from the moment you pulled up in the sweeping palm-fringed driveway. Enjoying direct access to lake-studded parklands, this expansive family home saw the keys change hands at $820,000.

Hillside: 11 Sandalwood Avenue

Enjoying a popular location in a friendly neighbourhood close to Cana Catholic Primary School, this well presented single-level home generated plenty of favourable buyer feedback for its free-flowing floorplan of four bedrooms and study, and its extensive outdoor entertaining area. The sold sign went up at $670,000.

Kings Park: 301 Taylors Road

Offered for sale for the first time since new, this three-bedroom home attracted interest from business people hoping to utilise the main road frontage to enhance their business, as well as the expected first home buyers responding to the easy access to schools, parks and shops. A strong mid-week sale was completed at $570,000.

Sydenham: 1 Cobb Junction

With the added appeal of being within strolling distance of Catholic Regional College, Sydenham Hillside Primary School, Watergardens Town Centre and the railway station, this well-kept three-bedroom home offered one lucky first home buyer a flying start on their property journey, with the contracts being inked at $568,000.
