Nine out of nine confirms market strength
We saw further proof of the strength of the property market in Melbourne’s north-west this week. Not only was our team able to achieve yet another 100% auction success rate for our vendors, but furious competition between bidders saw several auctions reach 10-20% above their excited vendors’ reserve prices!
This week’s results included:
Caroline Springs: 27 Marine Parade
The popular Esplanade Estate was the setting for this well-designed three-bedroom terrace on 135sqm of land. A [productive auction campaign saw the SOLD sign go up at $665,000.
Hillside: 48 Jade Way
Both first home buyers and investors saw the appeal of this three-bedroom townhouse, the latter even more so due to an existing tenancy. A very pleasing sale was the result, with contracts being inked at $517,000.
Keilor Downs: 3/45 Goodwood Drive
This stylish three-bedroom townhouse (pictured) provided an appealing entry to ever-popular Keilor Downs. A good-sized crowd watched an entertaining auction produce a strong sale at $590,000.
Keilor Downs: 40 Carbine Way
Potential was the word on everyone’s lips at the auction of this very original three-bedroom home on 647sqm. A great crowd watched on as the bidding climbed all the way to an impressive $651,000.
St Albans: 7 Occold Court
A mix of first home buyers and investors showed the most interest in this much-loved three-bedroom family home, with the auction campaign coming to a pleasing conclusion at $575,000.
St Albans: 199 Main Road East
Five bidders competed for the keys to this neat three-bedroom home located within walking distance of St Albans Secondary College. The resultant sale at $700,000 was well in excess of our ecstatic vendor’s reserve.
St Albans: 73 Alfrieda Street
Located right in the retail heart of St Albans, this 590sqm corner allotment raised all sorts of possibilities for future development. As a result, at least six bidders fought it out at this week’s auction, resulting in a remarkable sale at just over $1.9 million…well above the expectations of our happy vendors.
Sydenham: 56 Spellman Avenue
This well cared for three-bedroom villa attracted four determined bidders, with the SOLD sticker going up at $510,5000.
Taylors Lakes: 65 Village Avenue
This neat and tidy three-bedroom townhouse on 137sqm achieved a very pleasing $449,000.
