No mistaking the value of time

One of the things that many homeowners don’t realise until they see it first-hand is that when you’re in an environment where there’s an increase in negativity from some sections of the market, particularly those in the media, the importance of time increases.

Sometimes it’s the time it takes to negotiate a better result after an auction, whether that’s the minutes immediately after a property is passed in or the days that follow. Sometimes it’s the window of opportunity immediately after a property hits the market, when an owner is relying on the experienced advice of their agent to decide whether to take an early offer rather than waiting to see whether additional interest will produce a higher result.

We’ve seen a number of these time-driven results in the past few weeks alone.

One example was the three-bedroom home in Gibbon Court, St Albans that we took to auction this weekend. Whilst it took a little time after the auction to negotiate the final sale, the result was a very pleasing sale for our vendors at $651,000.

Another recent sale of a three-bedroom townhouse in Oberon Avenue, St Albans also took a little time to negotiate, but again the eventual result was a very satisfying sale at $645,000.

Indeed, the fact that both of the properties we passed in last weekend, in Sydenham and Taylors Lakes, are now under contract confirms the value of time and professional negotiation.

The important lesson here for anyone considering making a move in the coming months is that whilst it may take a little longer in some cases to get the result you want, outstanding sales results are still being achieved by our team across Melbourne’s north-west. In fact, as you may have noticed in some data we posted on Facebook on Friday, our network still achieved a ‘median days on market’ figure of 29 days in May, so things are still ticking over despite the negative media coverage.
