With the end of November now just a couple of days away, we are pleased to report that the outstanding sales results we have been reporting over the past month in particular are showing no signs of slowing down. In fact, our team was able to achieve yet another 100% auction success rate this week, delighting a large number of vendors in the process.

As we head into December, we are set for a busier than usual lead-up to the end of the year with some fantastic properties ready to be auctioned before Christmas, and we are now actively booking new listings for a January market that we are expecting to be extremely active as well.

All of the indications are suggesting that buyers who do not succeed in securing a property before the festive season gets under way are intending to be active buyers in the new year, so our team will be available to assist them throughout what is normally a holiday season.

Here’s some examples of what’s been happening recently:

Fraser Rise: 33 Messina Street. Our recent run of strong results on vacant land with the sale of this 364sqm block within walking distance of three schools.

Fraser Rise: 12 Lunar Way. This newly built three-bedroom home in a popular pocket of the Fraser Rise Estate attracted good interest from market entrants and investors, resulting in a quick mid-week sale.

Hillside: 11 Hulme Court. Our twilight auction on Wednesday evening attracted 6 bidders who pushed the price of this three-bedroom home to a very strong $643,000.

Hillside: 8 Apollo Court. Strong bidding for this double-storey four-bedroom home saw a very pleasing sale completed at $768,000.

Hillside: 12 Wales Court. This quality four-bedroom home had been scheduled for auction in a couple of weeks, however the early interest was so strong that the decision was made to bring the auction forward to this week. The opening bid of $1.2 million had this property ‘on the market’, but it took a remarkable 55 further bids before the auctioneer finally got to call ‘sold’!

St Albans: 278 Furlong Road. Situated on a prominent corner block of just under 700sqm, this grand four-bedroom home saw the contracts inked at an impressive $815,000.

Taylors Hill: 5 Mosman Grove. A very competitive auction saw the bidding soar well past expectations, with this four-bedroom home finding new owners at $860,300.

Taylors Lakes: 2 Strzelecki Court. Productive post-auction negotiations saw the SOLD sticker go up on this four-bedroom home at $720,000.

Taylors Lakes: 8 Koroit Place. A competitive bidding duel took the price of this attractive three-bedroom home (pictured) above reserve before the gavel fell at $778,000.

Remember, if you’d like to make the most of the strong buyer interest we are currently experiencing by selling over the summer months, it’s important that you set those wheels in motion now rather than waiting until the new year. So why not give us a call at Barry Plant Caroline Springs and Taylors Lakes this week on 9390 8333?
