Six out of six as Autumn auctions deliver

We’ve been talking about how competitive the property market is in Melbourne’s north-west for a while now, but how else can you describe an environment where our team produced another big week for our vendors with six out of six auctions sold, all achieving above their expected prices, as well as several terrific sales during the week through competitive negotiation?

Among our more memorable recent results were:

Burnside: 12 Whyalla Place. Quality finishes and a quiet court setting made an impact on several of the buyers for this single-level four-bedroom home. A spirited bidding duel produced a strong sale at $810,000.

Burnside Heights: 36 Menzies Drive. This single-level four-bedroom home near Tenterfield Park attracted such strong interest that the vendors decided to accept a convincing early offer of $650,000 rather than waiting for this week’s scheduled auction.

Caroline Springs: 142/73 Lake Street. A modern two-bedroom apartment with surprisingly generous balconies that made the most of views across the lake achieved a pleasing mid-week sale at $465,000.

Hillside: 8 Santolin Drive. A total of five bidders got to raise their hands in the chase for the keys to this appealing three-bedroom home around the corner from Parkwood Green Primary School. Despite being declared on the market at $700,000, the competition continued all the way to a remarkable $805,000 (pictured)!

Keilor Downs: 2/20 Roseberry Avenue. Our twilight auction on Thursday evening saw the gavel fall on this three-bedroom villa for a very satisfying $530,000.

St Albans: 12 Barellan Place. Set at the end of a quiet child-safe court, this beautifully renovated four-bedroom home benefitted from a well-planned digital marketing campaign that attracted plenty of buyer interest. As a result, it sold above reserve for just under $700,000 at this week’s auction.

St Albans: 20 Leonard Avenue. Potential was the big attraction in this unusual five-bedroom home just around the corner from St Albans east Primary School. Productive mid-week negotiations saw the sold sign go up at $692,000.

Sydenham: 1 Breadalbane Court. Set in a large court-set block close to the shops and trains at Watergardens, this potential-packed four-bedroom home was sold as a result of productive mid-week negotiations.

Taylors Lakes: 11 Angourie Crescent. Set on the corner of Ayers Court, a stone’s throw from Taylors Lakes Secondary College, this original three-bedroom home attracted five bidders who took the bidding all the way to $712,000, close to 10% above our happy vendor’s reserve price.
