Spring property market opens with 100pc success
What better way to head into the Spring property market than with big numbers attending our Open Houses, another 100% auction success rate for our vendors and some outstanding sale prices being achieved for our vendors through mid-week negotiations as well!
In fact, August provided our strongest level of sales activity for close to six months, which is a very positive sign for any local homeowners planning on selling in the Spring property market this year.
Among the positive indicators for this year’s Spring property market were:
Hillside: 79 Jade Way As we mentioned last week, the early interest in this three-bedroom townhouse was so strong that our vendors decided not to wait for this week’s scheduled auction, accepting a convincing early offer of $520,000.
Hillside: 18 Ashbury Grove
With parkland views a much-appreciated bonus, this modern four-bedroom family home drew plenty of interested onlookers who watched a competitive auction take the bidding past the reserve of $625,000 and onto a very pleasing sale price of $662,500. As you can see from the photo, both vendors and buyers were thrilled with the result.
Hillside: 25 Montpellier Drive
Strategically positioned in an attractive pocket of the Bellevue Hill Estate, this attractive single-level four-bedroom home attracted a big crowd to watch four bidders compete for the keys. A local business owner who had been travelling from Oakleigh each day won the bidding duel with an excellent final bid of $710,000.
St Albans: 3/39 Station Street
The last of the three recently completed townhouses within walking distance of the Alfrieda shops and restaurants, station and schools found new owners in the $500,000’s.
St Albans: 32 Charlbury Grove
Attracting interest from a mix of first-time buyers and investors, this three-bedroom home benefitted from a convenient location close to Keilor Plains station as well as parkland over the rear fence. A very pleasing sale was soon achieved.
Taylors Hill: 7 Tasman Court
This owner-built double-storey home had a real touch of class to an impressive floorplan that provided four bedrooms and four distinct living and entertaining areas which were thoughtfully zoned to meet the changing needs of a growing family. One of the bidders tried an impressive knock-out bid to start the auction, but two other bidders refused to be scared off, taking the eventual sale price to $775,000.
Taylors Lakes: 12 Buchanan Court
This stunning custom-built luxury home was set on over 1400sqm was set at the head of a blue-chip court, providing exquisite quality throughout an expansive five-bedroom floorplan. Productive mid-week negotiations saw the SOLD sign go up for an extremely satisfying seven-figure sale price.
