Off-market sales continue to make an impact

As you are probably already aware, all of our team are now working from home as we all try to come to terms with the Stage 4 lockdown rules that came into effect this week.

These new restrictions will certainly have an impact on the local property market over the coming weeks. For some, the next six weeks will probably seem like an eternity. For others, the time will probably fly past. But from a real estate point of view, the key message is that out team is still available to assist you in all of your property dealings, and we look forward to providing you with all of the support that the current regulations allow.

Be assured that the team at Barry Plant Thomastown will be available to help you if you have a property settlement coming up, just as we will still be collecting rents for our landlords and arranging urgent repairs on rental properties, just as we were before. Indeed, the latest word from the State Government is that we will still be able to attend the office when assisting in property settlements and end-of-lease arrangements, such as handing over keys.

For anyone wanting to buy or sell property in our area, whilst individual property inspections are not permitted under Stage 4 conditions, there are still negotiations going on and sales are still being achieved. In fact, buyers who have previously inspected properties are still able to make offers on those properties, even though they are not able to walk through the door right now. We have also been seeing more activity on off-market property sales, a trend that we have commented on several times this year.

The latest example of this was a home at 106 Victoria Drive in Thomastown, (pictured), which was inspected by a number of buyers in a pre-release viewing prior to it being launched on the internet. Two of these buyers showed such strong interest that competition produced an outstanding sale within a week of it being listed. Given the current market challenges, the vendor was thrilled to achieve such a strong result in record time.

Results like this show that whilst the office door may be temporarily closed for the next few weeks, our team is still able to assist local property owners to achieve their goals.
