One of the many indications of the rebound in the Melbourne property market that we have noticed recently is the increase in activity by property investors. There has been a definite step up in the number of phone calls and emails we are receiving from investors who are interested in the long-term rental potential of local properties, both in the residential and commercial/industrial market.

The return of a growing number of buyers looking to secure their financial future through real estate is certainly further evidence of the growing confidence in the property market as the pandemic restrictions are eased, as I mentioned in LAST WEEK'S POST.

The important thing to remember is that property investment can come in many forms, and many budgets, from major property development projects to much smaller property acquisitions. One example of investing at the lower end of the market happened recently in the sale of a two-level storage unit in Campbellfield (pictured).

This unit comprised around 36 sqm of space across the two stories and included a secure lockable yard with enough room for a car or boat. As a result, it attracted interest from buyers who were also interested in using the property to store goods that would not fit within the family home. We even had calls from some buyers who were looking to establish a ‘Man Shed’ with an extra level of privacy!

The fact that a property of this type attracted such good interest from different categories of buyer was certainly good news for anyone looking to sell a similar style of investment, or even a property in the broader commercial/industrial category in Melbourne’s north.
