Sales happening in minutes, not days

If you’re a regular reader of these posts, you’ll know that we have been talking about the extraordinary strength of the Winter property market in the City of Whittlesea for quite some time now.

However, we saw an example this week of just how strong that market is in the sale of a three-bedroom home in Monash Street in Lalor, (pictured), which happened within the space of a few minutes instead of days or weeks.

The property in question was a neat but dated on a corner block of around 560 sqm of land within walking distance of Lalor Station, the shops at Lalor Hub and on High Street, Peter Lalor Secondary College and Huskisson Reserve. So this was a home that offered terrific potential for renovation or perhaps even redevelopment with the appropriate approvals.

The actual sale, however, proved once again the value of our extensive database of motivated and qualified buyers. Not only did the first buyer that inspected the property, (prior to any form of marketing being placed), decide that they would like to buy it, the potential for competition from other buyers encouraged them to make an offer of $685,000 which was well in excess of our happy vendor’s intended asking price.

Thus we had a great sale completed within 15 minutes of the first buyer stepping through the front door…how’s that for a strong Winter market?

As I mentioned in last week’s post, results like these are possible right now simply because there is such a shortage of available property, but no shortage of people who are keen to secure their next home as soon as possible.

My advice if you are thinking of making a move in 2021 is to think very carefully about making that move right now, rather than waiting for later in the year when you are likely to get far more competition between sellers.
