Some buyers won’t wait for September

With the current Stage 4 restrictions placing so many hurdles in front of anyone who is keen to buy or sell real estate in Melbourne, it’s not surprising that quite a few home buyers have taken the decision to spend their time researching the market at the moment, so they will be ready to act as soon as the brakes come off in September, (we hope).

However, it is also clear that there are still a few buyers around who don’t want to wait a day longer than they have to before they secure their next home, and it seems that the first home buyers are making up a substantial percentage of this group.

We had another reminder of this situation during the week, when the sale of an appealing three-bedroom home in Lalor (pictured) was finalised, despite all the challenges of the lockdown.

This particular home was situated in Ethel Avenue, a quiet cul-de-sac that put Lalor Primary School, the shops at Rochdale Square and Lalor Recreational Reserve all within a short walk. It was one of those delightful opportunities that was entirely comfortable as is, but with terrific potential for future enhancements, making it an ideal entry-level proposition for one lucky first home buyer.

The initial deal on this one was agreed to just before the Stage 4 lockdown came into effect, with all the final details being finalised over the past few weeks so that the sale at $600,000 could be inked and the SOLD sign could go up on Friday. A great result for all parties involved.

As I mentioned in LAST WEEK'S POST, the key to making the most of your opportunities when the property market begins to regain traction in September is to do some careful planning and preparation right now. Therefore, if you need any assistance or advice, don’t hesitate to give us a call at Barry Plant Thomastown on 9466 3233, or me personally on 0418 331 741.

Best wishes,
