Another 100% result to finish Winter market
In a fitting conclusion to what has been a remarkably strong Winter market in our part of Melbourne, our team in Brimbank was able to achieve some spectacular results for our vendors. Not only did our team sell 12 out of 14 auctions today, with our St Albans and Sunshine offices racking up another 100% auction success rate, but we achieved sales for our vendors today that totalled over $7.77 million!
Among this week’s notable results were:
Winter market competition between downsizers and first home buyers saw a neat 3-bedroom home in McNicholl Way achieve a strong mid-week sale at $570,000.
The striking architectural design of a 4-bedroom home in Greybox Court certainly made an impact, with three bidders pushing the price to $730,000.
This popular suburb was a hive of buyer activity today with three separate sales being achieved. In Minerva Crescent, a generous 4-bedroom family home with soaring cathedral ceilings saw strong bidding before selling at $705,000. Over in Goodwood Drive, a character-filled 3-bedroom home just a few doors from the reserve attracted a big crowd to watch the bidding soar more than $50,000 above the vendor’s reserve, with the gavel falling at a very satisfying $683,000.
A well-maintained 3-bedroom home with good entertaining space inside and out offered a quiet court setting in Ikara Close. This was sold for $545,000, comfortably above our happy vendor’s expectations.
A near new front townhouse (pictured) just a stone’s throw from the supermarket (and wood-fired pizza shop) in Conrad Street, saw the bidding rise all the way from an opening at $300,000 to a solid sale at $457,500. Close proximity to schools, shops and transport added to the appeal of 3-bedroom home on over 600sqm in Grant Street. Three bidders took this one a successful sale for $575,000. Meanwhile, over in Denton Avenue, a mix of first home buyers and investors gathered to bid for a very practical 3-bedroom home. The eventual sale price of $581,000 was another one that finished above the reserve.
Our run of strong results on vacant homesites continued with the sale of a rare 893sqm block in Lyrebird Court, a short walk from Watergardens. $525,000 was the figure that saw the SOLD sign go up there. We also saw the only property passed in last weekend, at 13 Bruxner Way, sold during the week for $620,000.
With the official end to the Winter market now less than a week away, the most important advice we can offer anyone planning on selling in 2017 is not to leave your run too late. We are already booking Auction campaigns for early October, so the last thing you want to be doing is missing out on the best of the early Spring market.
