Record breaking auction results despite chill
The sky was grey, the odd rain shower made its presence felt and the chilly breeze had plenty of buyers turning up their collars…but if you thought the weather might affect today’s auction results, think again!
In fact, our team in Brimbank was able to achieve an impressive list of excellent results this week, both through auction and private negotiation, including setting several new local price records! Read on:
Two strong sales during the week included a 3-bedroom villa in Timele Drive for $516,000 and a 3-bedroom home on a huge allotment in John Paul Drive for $580,000.
A one-owner double-storey home in Stockwell Crescent achieved a strong mid-week sale for $760,000.
An attractive single-level home in Turin Place found new owners for a very satisfying $665,000.
Future potential was one of the key attractions of a 3-bedroom home in Harmon Avenue, a popular pocket of St Albans East. Four bidders fought it out, taking the price to $625,000 which was above expectations.
A near-new 3-bedroom unit in Vule Street with acres of lake-side parkland just around the corner achieved an excellent mid-week sale when it sold for $450,000.
The popular Rose Hedge Estate was the setting for a spirited bidding duel for a pretty 3-bedroom terrace, with Rose Hedge Reserve at the end of the street. A huge crowd watched 4 bidders push the price all the way to a remarkable $620,000. Not only was this more than 10% over the reserve, but it also set a new record price for a terrace style home in this estate.
Investors made up the majority of interest in a low-maintenance 3-bedroom home overlooking the park in Bloomsbury Drive (pictured), with a lease in place until next year. The eventual sale price of $520,000 still exceeded our happy vendor’s reserve price.
Over in Hobart Way, larger families were attracted to the combination of 5 bedrooms and an easily maintained garden, not to mention the reserve at the end of the street complete with a skate park. A very competitive auction produced a super result with the contract being inked at $725,500.
Sparkling presentation and easy access to Watergardens were two of the features that attracted plenty of first home buyers and investors to a 3-bedroom townhouse in Wentworth Drive. A big crowd watched multiple bidders set a new record for the street when the bidding reached $502,000.
A largely original 3-bedroom home in Apollo Road, a short walk from the Primary and Secondary schools, offered plenty of potential for future renovation. Strong bidding right from the start produced an excellent sale at $630,000.
Last, but certainly not least, the stunning brand new contemporary home in Hanson Court that attracted so attention during its short time on the market was successfully sold to a family moving to our area from Maribyrnong for the grand total of $1.27 million!
