If you’re a regular reader of these posts, you’ll be aware that I regularly point out that there is no such thing as a ‘one size fits all’ approach to achieving a great sale result in the City of Hume.

In fact, as recently as LAST WEEK'S POST I reminded readers that every situation is different, just as every property has its own specific characteristics and every vendor has their own goals and preferences.

In fact, we saw a prime example of this in two of our most recent sales results. Sometimes we need to let a competitive auction do its thing, and sometimes we need to allow post-auction negotiations to produce a better result.

Our auction this week in Regalla Drive, Greenvale saw a modern five-bedroom, three-bathroom home offered for sale. Built by Henley, this as-new home made a real impact with its excellent outdoor living zones. We saw the SOLD sign go up on auction day at $1.015 million.

Over in Roxburgh Park, a three-bedroom home in Cottage Close attracted bidding from a couple of motivated buyers, resulting in a pleasing sale at $619,000.

Meanwhile, last week’s auction of a five-bedroom home on close to half an acre (2005sqm) with a tennis court in Drummond Street, Greenvale (pictured) showed the value of professional post-auction negotiations, with the contracts being inked during the week comfortably above the figure it was ‘passed-in’ at on Saturday.
