A semi-rural area with urban living convenience, it’s no wonder the family-focused suburb of Lysterfield is so tightly held.

There were just 78 houses sold in the suburb in 2022 with more than 1800 interested buyers. The median house price has grown five per cent since January 2022 to $1.303 million, according to realestate.com.au data.

Located 32km south-east of Melbourne’s CBD, the suburb has just over 6,500 residents, and offers the best of both worlds. It is the ultimate low-density, lifestyle rich and community-focused suburb, situated neatly between the coastline and farming regions.

Lysterfield offers large-sized blocks, with both older, established and renovated homes that are perfect for family living. Meanwhile, new precincts offer the rare opportunity for land and new builds.

Investors can expect an annual rental yield of 2.6 per cent, with a median rental price of $525 a week.

Both locals and visitors enjoy the many wonders of Lysterfield Lake Park, originally built as a water supply source and catchment area It now offers plenty of activities including sailing, swimming, canoeing, and mountain bike and walking trails.

The park also includes a small number of ruins including the Donlane and Dargon homestead site, where you will find the surrounding orchards still standing, as well as ruins of the old dairy and the Church of England Boys Society Training Farm.

Known for its beautiful tree-lined streets and established gardens, the suburb is intertwined with fantastic trails between parks and reserves for the community to enjoy.

It has easy access to several shopping areas in Rowville and Ferntree Gully and also Knox City Shopping Centre.

Education-wise, the suburb is serviced by Lysterfield Primary School, and nearby schools include Rowville Secondary College, St Paul Apostle North School, Sidrah Gardens School and Upper Ferntree Gully Primary School.

For tertiary education, consider Federation University’s Berwick campus, Monash University’s Clayton campus and Swinburne University of Technology Wantirna campus.

The suburb is mainly serviced by buses, though there are numerous train stations close by including Upper Ferntree Gully and Tecoma, which run along the Belgrave line.

And it is conveniently located, with easy main road and freeway access via Wellington Road and Lysterfield Road.
