Your property needs to shine to stand out from the crowd when you’re selling your home. A well-staged home not only looks great, but it attracts more buyers.

When you’re applying for a new job and preparing for your first interview, chances are you are considering your wardrobe and your appearance for the big day.

You are going to want to look the part and put your best foot forward.

The same logic applies when selling your home.

House hunters will most likely be checking out a few properties that fit their criteria. And yours will need to shine and stand out from the crowd.

When listing your home for sale, ensure that it is looking its best and has that ‘I can see myself living here’ vibe.

Putting your home up for sale in the best light through thoughtful and considered styling invites prospective buyers to see the property in a fresh and new way, Barry Plant Croydon Property Consultant and Auctioneer Sarah Savio said.

“There is so much value a seller gets from professionally staging their home for sale,” she said.

“The buyer’s first impression is usually seeing the listing online, and a well-staged home will look great and catch the eye.”

Professional stagers will prepare the floorplan in a different way and use it to its fullest extent to open up the mindset of the buyer, Ms Savio added.

Ms Savio said 30-40 per cent of her clients will opt to stage their home, and it costs about $3000-$4000 to stage a three-bedroom home.

“Having your home professionally staged can alter the final price anywhere between $25,000-$50,000 with the right buyer,” she said.

“It’s a fantastic return on investment.”

If buyers choose to opt-out of staging and take a DIY approach, Ms Savio will provide useful tips and tricks to help with the presentation of their home.

“Most people see the value of staging, but may be opposed to it because of the preparation as they will need to relocate their existing furniture,” she said.

“In such cases, we provide useful tips, advice and examples for them to follow to help with the photoshoot, and this might include using simple and neutral bedspreads and house plants.”
