Sunbury, Craigieburn, Weir Views, Werribee, Wyndham Vale homes priced below $600,000

Buyers on a limited budget might find properties priced for less than $600,000 a tempting prospect.

Melbourne’s northern and western suburbs offer well-presented and affordably priced houses in desirable locations close to transport, parks and amenities.

In the north, a three-bedroom charmer behind a picket fence at 7 Oakville Place, Craigieburn, is up for auction on June 18 with $480,000-$520,000 price hopes.

The delightful country-style cottage in the coveted Mt Ridley Estate displays stylish living areas and a designer kitchen, according to Barry Plant Gladstone Park agent Dylan McKibbin.

“This is a rare offering in the area,” he said.

“It’s priced well and in a great location near the Highlands Shopping Centre.”

In the northwest, a three-bedroom, two-bathroom house on 302sq m at 8 Clyde Court, Sunbury, has just hit the market with a $525,000-$550,000 price guide.

This low-maintenance home is perfect for the first-home buyer, investor or downsizer, according to Barry Plant Sunbury agent.

“It is a great opportunity to get into the market at an affordable price,” he said.

“We expect this property to sell quickly as there’s not much around in this price range.”

Within easy reach of transport, shops, a primary school and a golf course, the tenanted property brings in a rental income of $350 a week with a lease maturing in September this year.

In Melbourne’s outer west, a young four-bedroom, two-bathroom house on 360sq m at 47 Gillespie Drive, Weir Views, is listed with a price guide of $489,000-$519,000.

The property has generated strong interest because of its age and price point, according to Barry Plant Melton agent Cory Cassar.

“After only a week, it’s attracted a string of enquiries from local and out-of-area first-home buyers and investors,” he said.

In Melbourne’s southwest, a three-bedroom, two-bathroom house at 13 Vessey Walk, Wyndham Vale, is for sale with a $449,000-$485,000 price guide.

“Location does not get much better than this,” he said.

Nearby, in Werribee, a three-bedroom house on 533sq m at 4 Murray Court, has a price guide of $555,000- $575,000.

The newcomer to the market drew multiple groups to its first inspection, Mr Samarges said.
