Selling before auction pays off for Boronia homeowner

The number of homes for sale has risen to offer buyers in Boronia more choice in the city’s outer-east market.

But sellers can still achieve strong results by getting a motivated buyer with the right budget, according to Barry Plant Boronia auctioneer Adam Percy.

“The key to gaining a strong price is for a seller to be flexible, for example, to take a strong offer instead of going ahead with an auction,” he said.

“Agents who create strong competition among buyers prior to auction can get solid offers for sellers.”

He cited the example of the sale of 13 Redfern Court, Boronia, for $825,000 a week before its scheduled May 7 auction.

The agency managed to attract strong interest, including an initial offer of $800,000 prior to the auction. This offer was above the seller’s expectations.

This kickstarted the competition for the three-bedroom property and it ended with an unconditional offer of $825,000.

The well-presented house on 468sq m is in a leafy spot and was ideal for those seeking to be close to shops, parks and transport.

“We felt it was better to sell prior as the property might not have done as well at auction,” Mr Percy said.

With listings growth and fewer buyers per property, sellers can still get solid offers if there is strong competition among buyers, he added.

And in a Sale by SET DATE®, the agency managed to get five written offers for 25 Marland Road, Boronia, and it fetched $1,039,995.

The unconditional offer was $50,000 above the seller’s price expectations and well before its May 10 set date.

The three-bedroom, two-bathroom weatherboard house on a generous 1054sq m is in a family-friendly court position and within a stroll of Boronia K-12 College and village shops.

“The market has changed but there is still strong demand, and keen buyers out there,” Mr Percy said.

“There are more listings available and we are still seeing a great mix of buyer types, with some who have been looking for months with money to spend.”
