Ivanhoe buyers looking to “downsize, not downgrade” nab luxury townhouses

One of just a handful of lifestyle acreage listings in Lower Plenty, 140 Bonds Road was always going to be coveted by buyers.

The stunning 4,856sq m property with two dwellings garnered keen interest and multiple offers before it sold for $3.525 million.

“It was a rare listing tucked away in a leafy, tightly held area and drew more than 100 groups, mainly families, at inspection,” Barry Plant Manningham partner James Goulopoulos said.

“The market is good for lifestyle properties like this and with strong competition, it sold very well.”

It was the sixth sale above $3.5 million in the suburb this year, according to realestate.com.au records.

Looking to upsize, the local buyer will add their own stamp on the unique property that captures stunning vistas and includes an original dwelling plus an ultra-modern addition with five living areas and a swimming pool.

Meanwhile, buyers in Ivanhoe wanting to downsize in style and comfort have snapped up three new luxury townhouses.

The group of four boutique residences at 16 Langs Road, including two with private lifts, are spacious and feature high-end finishes with contemporary style.

“We have had great success with these luxury townhouses, and the private lift is a major selling point,” Mr Goulopoulos said.

“We were inundated with offers and have sold them above price expectations.”

He added the buyers who “wanted to downsize but not downgrade” included some from the local area and the eastern suburbs.

“They are drawn to Ivanhoe because it has everything such as schools, shops and proximity to the city,” he said.

Units 1, 3 and 4 have sold while Unit 2, which has a lift and a $1.46-$1.55 million price guide, is up for auction on September 17.

The four-bedroom, four-bathroom townhouse has a generous open-plan living room and dining zone, designer kitchen with a stone island breakfast bar, rear deck and a well-tended garden.

The agency also had great auction results on the last weekend of winter with a spectacular property at 10-12 Mcdonald Avenue, Templestowe, which sold for $3 million.

Barry Plant Manningham managing director Spiro Drossos said large crowds attended several of the auctions.

“With a spring in their step and more confidence than we have seen in recent weeks, they took charge to secure their homes,” he said.

“Open for inspection numbers were also up with many buyers asking about pre-auction offers.”
