Coastal living, premium schools and improving infrastructure are keeping South Bayside firmly on the radar of buyers and investors alike.
South Bayside continues to demonstrate resilience, supported by its enviable lifestyle offering and long-term desirability. Buyers remain attracted to the region’s combination of beaches, highly regarded schools and strong transport connections.
Current market conditions have placed greater emphasis on quality and presentation. Turnkey family homes and low-maintenance townhouses are attracting strong competition and healthy auction activity, while properties requiring significant renovation are generally taking longer to sell.
This preference for move-in-ready homes is underpinning capital growth across the region. Heatherton recorded house price growth of 13.64 per cent to a median of $1,250,000, while Parkdale increased 12.66 per cent to $1,637,500. In the unit market, Patterson Lakes led the way with growth of 17.54 per cent to a median price of $670,000, followed by strong performances in Carrum and Mordialloc.
The rental market remains exceptionally tight, with renter demand continuing to outpace supply. Well-presented units are leasing quickly and attracting high application volumes, providing confidence for residential rental providers.
Mordialloc units currently deliver a rental yield of 4.81 per cent with a median rent of $475 per week, while Patterson Lakes offers a 4.65 per cent yield and a median rent of $606 per week.
Major infrastructure projects, including the Mordialloc level crossing removals, Frankston Line upgrades and planning for increased housing density around transport hubs are reinforcing long-term growth.
