Million-dollar sales drive Rosebud’s action-packed auction weekend

Investors swoop on holiday lets

Rosebud and nearby Mornington Peninsula suburbs continue to attract buyers with recent auctions achieving strong prices.

Auctions held the last week of April saw Barry Plant’s Rosebud office sell six properties, with two fetching million-dollar prices.

The auctions drew large crowds, with lots of local prospective sellers checking out the action, according to Barry Plant Rosebud director Craig Leo.

53 Fairway Grove in Rosebud was a solid campaign with at least 50 groups through, and while bidding numbers were low, there were at least 60 people in attendance,” he said.

“The buyers were Melbourne based, looking to move to the peninsula permanently for a change in lifestyle.”

Sitting on 1162sq m, the stunning four-bedroom renovated home is perfect for garden enthusiasts, according to Mr Leo.

“It’s a really different property for the area, a great parcel of land with numerous sheds and outdoor space,” he said.

“The biggest drawcards were the land size, the great renovation and extension of the house, and the outbuildings.”

The contemporary style home was passed in at $1.25 million, with negotiations behind the scenes pushing the price to $1.3 million.

Investors are also taking advantage of the rising market, Mr Leo said.

“Since the property boom, sellers have made 35 per cent on their properties, with Rosebud being the second-highest-grossing suburb behind Rye on the Mornington Peninsula,” he said.

“While travel is still not fully secure, holiday lets are going through the roof and investors want a part of that.”

An opening bid of $800,000 jump-started the auction for 57 Grenville Grove, Capel Sound, which sold for an incredible $1.076 million.

Selling for a solid $117,000 above the seller’s expectations, the price was pushed north by six bidders vying for the keys.

The garden and proximity to the beach are the property’s biggest drawcards according to Barry Plant Rosebud auctioneer Paul Cunnington.

The renovated, three-bedroom beachside home sits on 836sq m and offers open-plan living and a huge backyard, perfect for families.

A cute weatherboard home, offering views of Arthur’s Seat, was scheduled for auction on May 6.

The quaint three-bedroom home at 140 Spray Street, Rosebud is listed with a $600,000-$650,000 price tag and has three bidders ready to battle it out.

Just a short walk to the foreshore, the property presents a pretty façade with huge potential.
