Swift sales for starter homes in the north

A hot contest among six bidders has resulted in an unexpected windfall for a seller in Craigieburn.

The three-bedroom house at 35 Chelsworth Loop, sold under the hammer on March 18 for $702,000, well above the seller’s expectations, according to Barry Plant Craigieburn agent Romi Sleiman.

Six local bidders took part in the quick contest for the property.

A couple renting in Craigieburn defeated other first-home buyers and investors to win the keys.

“The buyers had two children and another on the way,” Mr Sleiman said.

“They had to vacate the home they were leasing because it had sold, so the pressure was on to buy this one.”

The property attracted strong interest because of its three living zones, including one that could be converted into a fourth bedroom, and side access to park a car, boat or caravan.

Family homes are in hot demand in Craigieburn, and because of the low supply, prices were steady, according to Mr Sleiman.

“Starter homes are also sought after by first-home buyers and investors,” he said.

“And townhouses are selling quickly, some within one to two weeks of listing.”

A two-bedroom townhouse at 9/61-85 Punt Street, sold within two days of hitting the market for $413,500, above the seller’s expectations.

A downsizer from the city who was relocating to the suburb snapped up the cleverly designed home, located opposite Craigieburn Central shopping centre.

The tri-level townhouse includes a study and garage at ground level, an open-plan kitchen, meals and living area on the first floor, plus a bathroom, two bedrooms and an ensuite on the top level.

Luxury homes that come on the market in Craigieburn attract families wanting to upgrade and upsize, including a huge six-bedroom house on a 1170sq m block at 79 Parkside Way.

Up for auction on March 30 with a $1.2-$1.3 million price hopes, the property is in the exclusive Mt Ridley Hill precinct opposite a conservation reserve.

Complete with multiple living areas, four bathrooms, a triple garage plus a self-contained one-bedroom bungalow, the property is perfect for those with teenagers or elderly parents.
