Built on strong regional fundamentals, the Sunraysia region continues to demonstrate resilience through changing market conditions.
The Sunraysia region continues to offer attractive opportunities for investors, with changing market dynamics creating favourable buying conditions. Reduced activity from out-of-area buyer agents has opened the door for local purchasers and investors to secure quality assets in a less competitive environment.
While open home attendance has softened due to seasonal factors and local winter sporting commitments, well-priced properties continue to perform steadily. Average days on market are expected to increase by seven to 10 days, though overall demand remains stable.
The rental market is experiencing its highest volume of vacant houses in 10 to 15 years, providing renters with greater choice and placing increased importance on accurate pricing and presentation. Despite this, rental returns remain highly attractive.
Mildura units lead the market with an impressive rental yield of 5.94 per cent, a median price of $335,000 and median rent of $390 per week. Merbein units follow with a strong yield of 5.78 per cent. In the housing market, Red Cliffs delivers a yield of 5.25 per cent and a median rent of $484 per week, while Merbein returns 4.99 per cent.
Capital growth has also remained strong across the region. Nichols Point recorded house price growth of 24.21 per cent to reach a median of $930,000, while Mildura increased 21.47 per cent to $577,000.
Long-term growth is supported by Mildura’s role as a key regional service centre for agriculture, renewable energy and interstate logistics, helping position the Mallee as a resilient investment destination.
