We’ve had a big week of listings and sales this week as we see the local property market already beginning to heat up heading into Spring. Whilst Spring is still several weeks away, we have begun working with numerous vendors to prepare their property for sale and strategize how to best capitalise on this peak selling period of the year.

This week we saw two homes in Nunawading sell prior to Auction, both for outstanding prices that the vendors were very pleased with. The City of Whitehorse is proving to be in high demand at the moment due to recent upgrades of local infrastructure, including the Nunawading, Mitcham and Blackburn rail upgrades and access to some of the best schools in the Eastern suburbs.

Meanwhile, on the other side of the freeway in Manningham – a new report has named Warrandyte and Park Orchards as the nation’s most in-demand housing spots. The suburbs notched first and second place on the national list for both houses and suburbs, according to realestate.com.au’s Property Outlook report.

The rampant demand for houses in Warrandyte and Park Orchards is partially due to the fact that available house stock is low in both areas. CoreLogic figures reveal just 49 houses sold in Warrandyte in the year to March, for a median price of $1,046,250. In Park Orchards, which has a median of $1,515,0555, only 23 homes were snapped up.

  • 10 Tortice Avenue, Nunawading sold prior to Auction for $1,120,000
  • 30 Efron Street, Nunawading sold prior to Auction for $1,100,000
  • 3 Brindy Crescent, Doncaster East sold at Auction for $1,085,000
  • 18 Ronald Avenue, Bulleen sold at Auction for $1,300,000
  • 39 Alfred Street, Templestowe Lower sold at Auction for $1,127,000
  • 2/21-23 Outhwaite Avenue, Doncaster sold at Auction for $815,000
