Well, I think we can be very proud of the resilience of our Melbourne real estate market over the last month or so! Many said that once the market was tested with rising stock levels, prices may drop and clearance rates would capitulate. But it seems that the suburbs in and around the east and north of Melbourne have resisted the 20% plus rise in listing levels and clearance rates have continued to hover around 70%. We are still seeing, even today, prices $100,000 and even nearly $200,000 above expectation. Quality properties, particularly in quality locations are still very much in demand.
It would seem like we are heading into a balanced market where vendors can sell, providing the price they set is reasonable and buyers will have more choices, allowing them to buy if they can stave off the competition. It’s a predictable market and one that is seen as fair for both buyer and seller. The barometer agents and analysts use to define the market balance is the auction clearance rate and 70% is often referred to as the fulcrum where the see-saw is tipped in neither direction.
It is also a market where people decide to move, not because they must…… but because they want to. It’s a chance to upgrade, to follow your dreams to a new location or even a completely new lifestyle.
