A question those of us in real estate get asked all the time.
And the reality is that there were some incredible results today, some well over $100,000 beyond expectation. But it’s fair to say that not ALL results went that way. It’s a sign of a market that is offering more opportunities. It gives the buyers a chance to pick and choose which home they will chase. So you end up with a situation where some properties go well over the odds and some struggle….. a two-speed market!
So it’s a market where vendors need to be careful with their pricing and buyers need to be prepared. Prepared to pay a fair price, and in some cases, for the popular homes, perhaps even a price that might be a stretch.
Where to from here though?
Well, we are fast getting to a stage where everything that is going to be on the market before Christmas is already online. It’s a time of year when there are many, many sales and not as many new listings. It’s a market that will very quickly go from one with many choices to one that offers very little.
So buyers, take advantage of what is available now and don’t wait too long. You are unlikely to see an influx of new choices until well into 2024.
If you’re a seller, it may be wise to zig while everyone else chooses to zag. Perhaps consider coming onto the market over the Christmas period. Be one of the few new properties available over the holiday period. If there is ever a chance to get “above the odds” it’s when there is little stock available.
