STRONG MARKET HEADING INTO EASTER

As we bounce into the Easter long weekend, we can look back at the first few months of 2024 and clearly see the resilience of the Melbourne real estate market.

Increasing stock levels, cost of living pressures and a raft of interest rate increases has yet to see the Melbourne auction clearance rates duck under 70%. High quality properties, particularly those anchored in sought after school zones, are defying these pressures and are often leaving our vendors amazed at the price level they reach. Having said that, it's not every property that has a runaway result. Buyers have enough choice it seems where the most popular properties in each price segment are doing well, whilst others sometimes need to wait to get their sale. It’s all part of what agents call a balanced market.

As we head into the middle of the year, people sometimes put off the idea of selling preferring to wait until the weather warms up. This will often lead to less property on the market which is obviously more favourable when you’re looking to sell.

There is no “right time to sell” which fits everyone but the cooler months can actually bring about stronger selling conditions and better prices.
