Some tips on making the most of the spring real estate market

With the Spring market now officially with us, we thought it was an ideal time to share a few timely tips to help you achieve a strong Spring sale…

  • Good timing means good planning. The AFL Grand Final, the Spring Racing Carnival, school holidays and the State election will all have an impact this Spring, so it’s wise to plan your marketing campaign well in advance.
  • Selling early pays dividends. Historically, early Spring is the time when you have fewer sellers to compete with and more buyers who are yet to make a purchase.
  • Unless your home is being offered with “renovation potential”, look at what needs polishing or painting.
  • See your home “through buyers’ eyes”. If you don’t want to waste money on improvements that won’t make a difference, get experienced advice from someone who knows what buyers are looking for.
  • First impressions are vital, so start with what the buyers see as soon as they pull up outside your home.
  • De-clutter cupboards & wardrobes. Most genuine buyers will want to know how much storage space you have. Don’t give them the impression that there isn’t enough.
  • When it comes to maximising space, less is more. Consider renting a storage locker for some of your furniture while your home is on the market.
  • Don’t forget, buyers will use all their senses when inspecting your home. Give some thought to providing the right scents and sounds, not just sights.
