6.6 million reasons for confidence

Over the past few weeks there were probably a few of our clients who were reading all the media reports of the record number of auctions planned for this weekend and feeling just a little bit anxious as their own auction approached.

However, as it turned out, there was not cause for concern at all, with some fantastic results being achieved at auction today and some really strong numbers attending our Open Houses as well. In fact, our team in Moonee Valley has achieved over $6.6 million worth of property sales over the past 24 hours alone, which is great news for so many of our clients across the board.

Today’s auctions included:

  • The charming 3 bedroom Edwardian home at 17 Flower Street, Essendon (pictured) saw 4 bidders competing strongly, pushing the price all the way to $965,000 which was $115,000 (or more than 13%) above the ecstatic vendor’s reserve price.
  • The conveniently located 4 bedroom home at 10 The Strand in Keilor East sold for $834,000 after 4 bidders took the price an astonishing $139,000 (or 20%) above the vendor’s reserve.
  • The 3 bedroom home at 13 Paul Avenue, Keilor East sold for $675,000 with 6 bidders taking the result another $60,000 beyond the vendor’s reserve price.
  • The 4 bedroom contemporary home at 15 Shaw Street in Niddrie achieved an excellent result, selling for $890,000.
  • The ship and apartment at 1/430 Gaffney Street, Pascoe Vale attracted interest from a number of investors, reaching a sale price of $540,000.
  • The classic Victorian-inspired 4 bedroom home at 50 Spencer Street, Essendon sold for a very satisfying $1.36 million.
  • Whilst the Art Deco style 4 bedroom home also achieved another excellent result in the million dollar end of the market.

As you can see from these results, there are dealing with strong buyer activity in all areas and price ranges, from the first home/investment market through to the million dollar bracket, and all are selling well.

Importantly for those with an eye on the future, we were still doing Open Houses at 4.30pm this afternoon, and there were still buyers lining up to inspect the properties, so it looks like being a strong finish to the year.
