Aberfeldie leads the field on Cup weekend
The arrival of Cup weekend was certainly good news for all those Victorians who wanted to exercise our newly granted freedoms by getting out to visit friends and family for the first time in months.
It was also a big weekend for the property market with Open Houses being allowed for the first time in ages for most buyers, along with the gradual return of onsite auctions in many areas of Melbourne.
So, whilst the past week has had an element of transition to it, our team at Barry Plant Moonee Valley was certainly busy helping buyers and sellers to adjust to the changing landscape, with sellers in Aberfeldie enjoying some particularly good results.
One of the particularly notable results this week involved a stylish three-bedroom villa unit in Arthur Street, Aberfeldie (pictured). Situated in the highly sought-after River precinct, a stone’s throw from Clifton Park and Aberfeldie Primary School, this attractive property drew positive responses from buyers for its appealing outdoor entertaining zone, its quality fittings and the fact that it had its own street frontage. The auction attracted four registered bidders, both onsite and online, with a spirited bidding duel producing an excellent sale at $1.1 million, close to 20 per cent above our ecstatic vendor’s reserve price.
Another exciting result in Aberfeldie involved an architecturally innovative three-bedroom town residence in Allan Street. A carefully structured off-market campaign saw the contracts inked during the week on this one at $2.32 million.
Successful off-market campaigns weren’t restricted to Aberfeldie though. A four-bedroom town residence in Lincoln Drive, Keilor East was another example of the effectiveness of this approach in the right situation, with a strong sale being negotiated at $1.425 million.
Meanwhile, across the Freeway in Attwood, another of our auctions was raising eyebrows when a three-bedroom home in Shirra Place attracted six bidders who pushed the eventual sale price all the way to $767,000, close to $100,000 above our vendor’s reserve.
All in all, it’s been a very productive start to the long weekend, as well as the finish to the month, but that is a reminder that time is getting more pressing if you’d like to sell before the end of the year.
