Another 100 percent result as market revels in the sunshine

As we mentioned in last week’s Update, the Melbourne property market certainly appeared to gain a bit of added momentum after the Australia Day public holiday, and this week’s results confirmed that.

Not only was our team at Barry Plant Moonee Valley able to achieve another 100 per cent auction result in the February sunshine for our happy vendors, but our colleagues at the Gladstone Park office kicked off their auction year with similarly impressive strike rate, achieving sales of more than $5.4 million in Greenvale alone this week. So it seems that buyer demand is slowly but surely returning to the levels we were experiencing back in October-November last year.

Among our latest results were:

Airport West: 33A Green Street. This smart three-bedroom, two bathroom single-level home made an impact due to its rare combination of a strong emphasis on low maintenance living, but with no shared space of Owner’s Corporation involved. This weekend’s auction produced a very pleasing sale at $900,000.

Airport West: 196 Parer Road. Imaginative renovations had transformed this four-bedroom home near Westfield, providing plenty of flexibility for young families. Competitive mid-week negotiations saw the keys change hands at $1.195 million.

Keilor Park: 37 Spence Street. Our second strong result in a matter of weeks for this eye-catching townhouse development saw the SOLD sign go up on the front townhouse for a very satisfying $850,000.

Niddrie: 1/25-27 Hanson Street. The opportunity to gain a foothold in the popular Niddrie market proved a popular one in this neat two-bedroom single-level unit located a short walk from the Steel Creek walking trails. Offered in original condition, it offered market entrants and investors the scope to renovate over time. As a result, this week’s auction produced a strong sale at $460,000.
