We saw further signs of growing confidence among the buyers in Moonee Valley and surrounding suburbs this week, with all eight of the properties scheduled for auction this week by our team successfully sold either on the day or in the lead-up to their planned auction.

Here in Moonee Valley, we had several properties reaching successful sales prior to auction, whilst those who went under the hammer achieved excellent results with as many as five separate bidders competing for the keys.

Among our most recent results were:

Airport West: 2/32 Elstone Avenue. This three-bedroom townhouse reaped the benefit of a quiet off-market campaign utilising the resources of our extensive database of motivated buyers, selling for $700,000.

Airport West: 3/10 Hart Street. Early interest saw the keys to this brand new three-bedroom townhouse changing hands prior to this week’s scheduled auction. A strong early offer of $750,000 sealed the deal (pictured).

Avondale Heights: 7/46-52 Orleans Road. Tasteful updates enhanced the appeal of this two-bedroom villa unit, with this week’s auction reaching a very satisfying $595,000.

Avondale Heights: 2 Monte Carlo Drive. Set on a generous corner allotment, this grand four-bedroom double-storey home boasted enormous scope for future enhancements and sold well before the auction for $1.35 million.

Essendon: G03/314 Pascoe Vale Road. Offering a rare private courtyard with its own entrance, this single-bedroom apartment sold prior to the closing date of its Sale by Set Date® campaign for $375,000.

Keilor East: 13 Paul Avenue. It took just two days for this three-bedroom home with several schools on the doorstep to find new owners after a strong mid-week sale was completed.

Niddrie: 62 Muriel Street. Potential was the word on everyone’s lips at the auction of this two-bedroom timber home on around 650sqm. Five bidders pushed the price well above our vendor’s reserve with the SOLD sign going up at $1.271 million.

The good news for anyone planning on taking advantage of the strong Autumn market we’re dealing with right now is that there are lots of buyers who have missed out on these and other properties in the area recently and are keen to secure their next step as soon as possible.

So if you’d like to discuss what might be possible for your own property, feel free to give our team at Barry Plant Moonee Valley a call this week on 9373 0000.

Best wishes,

Bill Karp
