Our last weekend of auctions for the Autumn produced further confirmation of the strong buyer demand for quality real estate in the City of Moonee Valley and surrounding suburbs.

Of the five auctions we had scheduled for the last Saturday of May, two were sold prior to auction day whilst the other three were all successfully sold on the day at some well attended auctions.

Here’s a summary of what’s been happening in this part of town recently:

Aberfeldie: 32 St Kinnord Street. With Aberfeldie Park and the river at the end of this highly regarded street, this attractive three-bedroom Californian Bungalow saw the bidding soar above our vendor’s reserve before settling at $1.84 million.

Airport West: 3/51 North Street. As previously reported, this two-bedroom unit attracted good inquiry levels from the moment it hit the market and sold well before this week’s scheduled auction for $635,000.

Airport West: 1/62 Clydesdale Road. Set up front of the block around the corner from the shops on McNamara Avenue, this well presented three-bedroom townhouse (pictured) achieved $750,000 at auction.

Ascot Vale: G11/8 Burrowes Street. Situated on the ground floor of the Ascot Gardens building, this two-bedroom, two-bathroom apartment achieved $520,000 before offers were due to close on a Sale by Set Date® campaign.

Ascot Vale: 317 Maribyrnong Road. Being situated opposite parkland a stone’s throw from the Maribyrnong River, this contemporary three-bedroom townhouse attracted plenty of attention before selling for $1.31 million.

Essendon: 20 Balmoral Street. Our second classic Californian Bungalow to be auctioned this weekend, offering four bedrooms and a study along with an inground pool, saw the keys change hands at an impressive $1.73 million.

Essendon: 80 Bradshaw Street. This brand new five-bedroom contemporary showpiece drew strong interest from the moment it hit the market, resulting in an impressive sale prior to auction for $2.7605 million.

Essendon North: 1/241 Keilor Road. A quiet off-market campaign for this three-bedroom townhouse near Thompson Park produced a very satisfying $815,000.

Results like these provide a very clear picture of today’s property market. If you are thinking of making a move and taking advantage of the current shortage of available property in this part of Melbourne, you should give one of our team at Barry Plant Moonee Valley a call this week on 9373 0000.

You never know, the ideal buyer for your own property could be sitting on our database right now, waiting for it to hit the market.

Best wishes,

Bill Karp
