As most of us are well aware, time is getting tight for those who want to secure their next home, or sell their existing property, before the market starts to wind down for the holiday season. So it’s not surprising to see buyers making strong offers as soon as they see an appealing opportunity rather than continuing with their house-hunting activities for another week.

As you will see from the recent results below, the majority of our scheduled auctions this week found new owners before auction day. These included:

Ascot Vale: 6C Milton Street

Apart from providing easy CBD access, this stylish three-bedroom townhouse offered buyers an accommodating family residence without time consuming maintenance. This was one of several scheduled auctions this week that found new owners before the big day arrived.

Avondale Heights: 2 Somerset Street

Located within one of the most popular pockets in Avondale Heights, this three-bedroom home was offered for sale for the first time since it was built. Set on around 546sqm of land, it offered potential purchasers the opportunity to restore, renovate or even possibly rebuild. Strong early interest resulted in an excellent sale prior to auction for $712,000.

Avondale Heights: 109A Templewood Crescent

Boasting a wonderful setting beside Tea Gardens Reserve and the Maribyrnong River Trail, this brand new four-bedroom, three-bathroom contemporary home impressed buyers with its quality appointments and state-of-the-art finishes. An early sale at $1.29 million was the quick result.

Keilor East: 6 Alwyn Court

As we mentioned a few weeks ago, this beautifully renovated three-bedroom home at the top of the court attracted such profound early interest that the vendors were convinced not to wait for auction day after competitive buyer interest produced an impressive early offer of $815,000.

Niddrie: 56 Grandview Road

The vendors of this good looking double-story three-bedroom home made the decision to allow the auction process to do its job, and it proved to be wise choice in this case. Three bidders fought it out, with the eventual sale price of $965,000 exceeding our vendor’s expectations.

As we mentioned last week, this is a market where anyone considering selling a property should be doing so with confidence. But with time getting tight, you need to be getting active if you don’t want to miss the boat. Feel free to give the team at Barry Plant Moonee Valley a call on 9373 0000.

Cheers,
