April producing strong results
The first week of April saw buyer activity picking up strongly after the Easter break, with enquiry levels at pleasing levels and competition between buyers producing some outstanding sales results for our vendors across the City of Moonee Valley.
The reassuring sign for anyone considering selling this Autumn is that we saw positive responses from buyers in all areas, all price ranges and on all sorts of different property types.
This cross-section of some of our recent results is a demonstration of this:
Airport West: 6 West Court. Originally scheduled for auction this weekend, the appeal of a vacant allotment of around 644sqm with plans and permits for two new homes proved so popular that an early offer produced a strong result more than a week prior to auction.
Avondale Heights: 41 Ridley Avenue. Negotiations immediately after the auction saw the contracts inked at $648,000 on this three-bedroom home on a sunny corner block of around 306sqm just around the corner from Doyle Reserve.
Essendon: 304/19 Russell Street. Part of the well-regarded LINC complex near the Essendon station, this one-bedroom apartment achieved an early result using the Sale by Set Date® approach, with the keys changing hands at $357,500.
Essendon: 3/13 Washington Street. The value of productive post-auction negotiations was also clear when this two-bedroom contemporary townhouse (pictured) saw the SOLD sign go up at $745,000 after being passed in a few minutes earlier at $700,000.
Maribyrnong: 9/10 Middle Road. This updated first floor flat of two bedrooms situated a short walk from the riverside trails saw a pleasing sale negotiated on auction day.
Niddrie: 34 Jackson Street. A productive auction campaign saw three bidders competing for this four-bedroom, three-bathroom single-level home with a pool. The gavel fell at $1.55 million, well above our happy vendor’s reserve.
