Auctions step up a gear as February looms

The passing of Australia Day has long been regarded as a key date on the property market calendar in Melbourne, with many people returning to work and the kids returning to school.

This week certainly reflected that, with the Barry Plant network achieving an auction success rate of around 90 per cent across Melbourne this weekend, whilst our team at Barry Plant Moonee Valley was busy putting together some very satisfying sales and attending a number of Open Houses that attracted big buyer numbers.

Among our recent results were:

Airport West: 37 Earl Street. Timeless mid-century charm and a convenient location with tram at the end of the street combined to see this potential-packed single-level home sold at auction for $715,000 (pictured).

Keilor East: 5 Viewbank Drive. As we mentioned a few weeks ago, this updated three-bedroom home with direct access into Rosehill Park attracted strong interest that a convincing early offer of $967,000 saw the sold sign go up well before this week’s scheduled auction.

Keilor East: 7A Pennington Street. With the reserve right next door, this modern two-storey four-bedroom home had plenty of appeal for a young family. The keys changed hands during the week at $1.13 million.

Maribyrnong: 1/30 La Scala Avenue. Moments from Highpoint, this two-bedroom ground floor apartment appealed for its convenient and secure lifestyle, selling for just under the $400,000-mark.

Maribyrnong: 7/5 Fabian Court. A similar degree of convenience was enhanced by superb city views in this three-bedroom townhouse, with competitive mid-week negotiations sealing the deal.

Moonee Ponds: 518/51 Homer Street. Residents’ facilities worthy of a holiday resort added to the appeal of this two-bedroom apartment in the Focus on Mason building. An innovative digital marketing campaign saw the contracts inked during the week.

The thing I would emphasise to homeowners in the City of Moonee Valley is that whilst selling conditions are certainly favourable at the moment, there may be disruptions to the market later in the year as we have not one, but two elections to deal with in 2022.

Therefore, if you are keen to sell whilst buyers are not distracted by all the scaremongering and mud-slinging that tends to take place in the lead-up to a vote, you might be wise to plan your move earlier rather than later.
