August brings more buyer activity

As we mentioned in last week’s Update, there are signs in the Moonee Valley property market that some buyers are keen to find and tie up their preferred new home now rather than waiting for Spring, when additional competition between buyers is likely to be felt.

Recent sales activity has been noted in all areas and price ranges, as you can see in the following cross-section of recent results:

Airport West: 1/121 McNamara Avenue. As we touched on recently, this attractive single-level three-bedroom villa with its own street frontage attracted interest from a mix of downsizers, investors and market entrants before achieving a satisfying mid-week sale at $730,000.

Airport West: 144 Victory Road. It was the future possibilities that really struck a chord with buyers when inspecting this three-bedroom home on around 604sqm of land. The SOLD sign went up during the week.

Airport West: 11 Halsey Road. Potential was also the word on everyone’s lips when talking about this three-bedroom home on around 613sqm of land a short walk from Westfield. The contracts were inked at $950,000.

Essendon North: 106/76 Keilor Road. This sleek first floor apartment enjoyed a highly effective Sale by Set Date® campaign, selling well before offers were due to close at $330,000.

Keilor Park: 53 Victory Street. Nestled in a popular family neighbourhood, this three-bedroom home had a number of buyers thinking about future renovations. It was smiles all round when competitive mid-week negotiations produced a result that made the plans for an auction redundant (pictured).

Moonee Ponds: 737A Mt Alexander Road. This eye-catching landmark on the corner of highly regarded Park Street enjoyed a leafy outlook over Queens Park. A grand home spread over three striking levels, it was sold during the week for $1.435 million.
