Autumn market powering ahead

With all the property talk in the media this week being focused on the most recent price growth data, it was no surprise to see homebuyers competing with a real air of determination. Clearly there are a lot of people becoming aware that with property prices rising at record rates, the longer they wait the more their next home will cost them.

Once again this week our team was busy negotiating a number of very pleasing sales results, both through private negotiation and at auction. These included:

Airport West: 3/15-17 Watt Street. Attracting enquiries from a mix of market entrants, investors and downsizers, this two-bedroom villa unit produced a competitive auction with the gavel falling well above the reserve at $525,500.

Gowanbrae: 2 Holly Court. Another example of the difference that the synergy between different Barry Plant offices can make for vendors, the sale prior to auction of this striking four-bedroom home was achieved through the combined efforts of our Gladstone Park and Moonee Valley offices.

Maribyrnong: 3/5 Middle Road. With trams past the front door and the Maribyrnong River a walk away, location was clearly one of the major benefits of this unusual three-bedroom townhouse. Three bidders pushed the price above the reserve before the final bid of $815,000 saw the keys change hands.

Niddrie: 3/21 Hamilton Street. One of a brand-new group of townhouses within walking distance of cosmopolitan Keilor Road, this contemporary three-bedroom low maintenance residence achieved a strong mid-week sale at $790,000.

Niddrie: 5/53-55 Teague Street. Part of a boutique group of six, this three-bedroom townhouse made the most of a location close to several quality schools, selling at auction for a very satisfying $805,000, more than 10% above our happy vendor’s reserve.

Niddrie: 53A Vaynor Street. As we mentioned last week, an unusual level of flexibility including scope for a home office or studio added to the appeal of this privately situated three-bedroom villa. As a result, an early offer above the $1 million mark convinced the vendors not to wait for this week’s scheduled auction.
