Once again this week we have seen further signs of the underlying strength of buyer interest in the Moonee Valley property market, with several of this week’s auctions producing highly competitive bidding duels between multiple interested parties.

A cross-section of recent results includes:

Airport West: 2/92 Bowes Avenue. The striking contemporary architecture of this three-bedroom townhouse attracted plenty of buyer interest, with the keys changing hands at $855,000.

Avondale Heights: 43 San Remo Drive. A quiet off-market campaign utilising our extensive database of registered buyers saw this potential-filled four-bedroom home sold before the neighbours even realised it was on the market. The contracts were inked at $1 million.

Essendon: 6/24 Leslie Road. A total of five bidders, including one online, fought it out for this surprisingly spacious two bedroom apartment in a group of just six. It sold well above reserve, reaching an impressive $621,000.

Keilor East: 12 Woorite Place. Comfortable as is, but with clear upside for the future, this three-bedroom home on around 612sqm was sold after mid-week negotiations produced $820,000.

Keilor Park: 62 Eliza Street. Offering a touch of Hamptons-style glamour in Keilor Park, this striking timber home of four bedrooms and a home office attracted determined bidding from four bidders, with several others who did not get a chance to raise their hands. As a result, it soared past our vendor’s reserve before selling at $1.451 million.

Pascoe Vale: 181C Derby Street. Se in a popular pocket with Strathmore College zoning, this striking three-bedroom townhouse didn’t make to this week’s scheduled auction, with a convincing early offer of $850,000 seeing the SOLD sign go up during the week (pictured).

Pascoe Vale: 34 Warwick Road. Potential was the word on everyone’s lips when we auctioned this three-bedroom home a short walk from Cole Reserve. A productive campaign run in synergy with our colleagues at Barry Plant Coburg saw it sell above reserve at $1.05 million.

As we pointed out last week, a key contributor to a successful Spring sale involves getting your timing right, particularly with long weekends, school holidays and sporting events to work around. So if you’d like a confidential chat about how to maximise your own Spring sale, why not give the team at Barry Plant Moonee Valley a call this week on 9373 0000 to discuss your options.

Cheers,
