Buyer demand continues unabated

According to the calendar, we are just about to see the Spring of 2020 become the Summer. However, if the levels of buyer demand we have been dealing with recently are anything to go by, we are set to see a December market this year that is every bit as active as the traditional Spring market of past years.

The outstanding sales results we have been reporting in recent weeks in particular are showing no signs of slowing down. Indeed, the team has been particularly busy this week, delighting a large number of vendors in the process.

Here’s some examples of what’s been happening recently:

Airport West: 124 Bowes Avenue. Our unique Sale by Set Date® produced the goods on this brand new three-bedroom home, with the sold sticker going up with a week at $885,000.

Essendon: 2 Graves Street. The word on the lips of the buyers as they viewed this three-bedroom period piece was ‘potential’, with strong interest producing an excellent seven figure sale.

Essendon North: 2/14 Treadwell Road. Enjoying easy access to the shops and cafes on Keilor Road, this modern two-bedroom townhouse produced a very satisfying $665,000.

Essendon West: 5A Bourke Street. It was all about location in three-bedroom townhouse, with a park across the street and the river a short walk away. A pleasing sale at $740,000 was the result.

Keilor East: 3/1 Woorite Place. This was another example of our Sale by Set Date® method producing an early sale. This near new three-bedroom contemporary townhouse sold for $605,000 (pictured), well before the scheduled December deadline.

Keilor East: 40 Nyah Street. A modern light-filled single-level floorplan saw the bidding at this week’s auction soar more than $50,000 above our happy vendor’s reserve, with the gavel falling at $841,000.

Keilor Park: 17 Batman Avenue. Offering a hassle-free floorplan and a location known for its abundant parkland, this uncomplicated four-bedroom home achieved $735,000.

Moonee Ponds: 3/22 Evans Street. Tucked away in a quiet pocket near Moonee Valley Racecourse, this charming two-bedroom villa drew interest from market entrants and downsizers before selling for $670,000.

All the signs seem to be saying that we are set for a busier than usual lead-up to the end of the year with some fantastic properties ready to be auctioned before Christmas. Indeed, we are now actively booking new listings for a January market that we expect to be extremely active as well.

Those buyers who do not succeed in securing a property before the festive season gets under way are telling us that they plan to be active from the start of the new year, so our team will be available to assist them throughout what is traditionally the holiday season.
