With the official start of the Spring Market no just a month away, it seems that quite a few buyers are keen to secure their next home now rather than facing the additional competition that tends to come with the arrival of September each year.

This summary of some of our recent results shows what’s been happening:

Airport West: 3/58 McIntosh Street. Nestled within a quiet group of four a short walk from Westfield, this two-bedroom unit saw the sold sign go up at $555,000.

Airport West: 1/121 McNamara Avenue. This spacious three-bedroom villa unit drew interest from a mix of first home buyers and downsizers before selling during the week at $730,000.

Essendon: 50 Brewster Street. Boasting a prime position a stone’s throw from Windy Hill stadium, this generous family home (pictured) of four bedrooms enjoyed a pleasing result at this week’s auction, with the gavel falling at $1.53 million.

Keilor East: 48 Brees Road. The rare opportunity to secure a vacant block with a town planning permit already in place for two townhouses proved a popular one. The deal was completed prior to this week’s scheduled auction at $920,000.

Maribyrnong: 92 Kynoch Lane. Combining a quiet low-traffic environment with easy access to Highpoint and the river, this two-bedroom town residence changed hands at auction for $585,000.

Niddrie: 3/23 Hamilton Street. Set at the rear of a modern group of three within walking distance of the café strip on Keilor Road, this generous single-level three-bedroom attracted interest from a mix of downsizers and investors before achieving a strong mid-week sale at $800,000.

Niddrie: 9 Newman Street. Quality entertaining space inside and out was one of the features of this modern town residence that really struck a chord with buyers. This week’s auction saw the contracts inked at just over the $900,000-mark.

Our team has also been conduction negotiations on a number of other properties this week in Airport West, Essendon (3), Maribyrnong, Moonee Ponds (2) and Pascoe Vale, confirming the positive outlook for the remainder of Winter.

With this in mind, right now is an ideal time to be putting a plan in place if you’re thinking of selling in 2022. So why not give the team at Barry Plant Moonee Valley a call this week on 9373 0000 for some obligation-free advice and tips.

Cheers,

Bill Karp
