Once again this week we got to see a highly competitive property market at work, with strong results being achieved right across the City of Moonee Valley. Importantly for those considering selling in what’s left of 2019, the buyer activity was strong in all areas and price ranges.

This week’s results included:

Aberfeldie: 2A Caroline Street

This beautifully finished four-to-five-bedroom contemporary showpiece situated within walking distance of the river and quality schools enjoyed a productive finish to a highly effective campaign, selling for a very satisfying $2.401 million.

Aberfeldie: 84 Fawkner Street

The second of our scheduled auctions in Aberfeldie this week, this four-bedroom timber home in the river precinct attracted such strong interest that a very strong mid-week deal was completed before the auctioneer got to raise his gavel.

Airport West: 36 Kingsley Road

The rare opportunity to secure a largely original three-bedroom home in this popular family neighbourhood proved an attractive proposition, with four bidders competing for the keys. The eventual sale price of $735,000 exceeded all expectations.

Avondale Heights: 2 Monte Carlo Drive

Strategically positioned on the corner of a court, this well maintained single-level three-bedroom home attracted four strong bidders who pushed the price beyond our happy vendor’s reserve before selling at $996,000.

Moonee Ponds: 2 Edgar Street

Located moments from the Union Road cafés and Puckle Street boutiques, this tastefully updated four-bedroom, two-bathroom period home saw the SOLD go up after productive post-auction negotiations at a pleasing $1.16 million.

Niddrie: 2/2 Vaynor Street

Offering low maintenance living without the shared land or owner’s corporation fees, this free-standing two-bedroom villa attracted a mix of market entrants, downsizers and investors. Once again, competitive bidding saw the price exceed the vendor’s reserve, with the contracts being inked at $610,000.

Strathmore: 2/3 Dagonet Street

Built on the site originally occupied by the timber home from the movie ‘The Castle’, this brand new two-bedroom townhouse exceeded expectations when the gavel fell at an impressive $628,000.
