The month of July finished on a positive note this week, with a long list of exciting sales results being chalked up by our team in the City of Moonee Valley.

In yet another positive sign for local homeowners, particularly those getting ready for a Spring sale, (with the official start of the new season now just over a month away), we saw some excellent sales results being completed in a wide range of suburbs and price ranges, from the first home price bracket through to seven figure territory.

Here’s a summary:

Aberfeldie: 24A Brunel Street. Combining superb city views with entertaining spaces worthy of your favourite resort, this sophisticated tri-level home of four bedrooms and three bathrooms was sold prior to auction after a convincing seven-figure offer sealed the deal.

Airport West: 3/35 Earl Street. The last remaining two-bedroom townhouse in this new development a short walk from Essendon Fields enjoyed a pleasing mid-week sale at $475,000.

Airport West: 111 Halsey Road. Five bidders fought for the keys at this week’s auction of this updated three-bedroom, two-bathroom timber home within walking distance of Westfield. As a result, the bidding soared more than 20% above the reserve before the gavel fell at $1.155 million!

Avondale Heights: 2/77 Canning Street. This centrally located ground floor two-bedroom apartment attracted strong inquiry levels from a mix of first home buyers, downsizers and investors before competitive mid-week negotiations saw the keys change hands at $320,000 (pictured).

Essendon: 4/225 Buckley Street. Set quietly at the rear of the block with surprisingly generous outdoor living space, this two-bedroom apartment was sold well before offers were due to close on a Sale by Set Date® campaign, achieving $475,000.

Keilor East: 79 Sterling Drive. This well-maintained three-bedroom home in a tightly held pocket of Keilor East made an impact with its generous living spaces and thoughtful use of timber in the interiors. The auction produced a pleasing sale at $860,000.

Don’t forget that one of the key ingredients in creating a realistic plan for the future is to start with up-to-date and accurate figures. So if you’d like an obligation-free update on what your property could achieve in the current climate, you can give us a call this week at Barry Plant Moonee Valley on 9373 0000.

Best wishes,
