Buyers flocking to new stock
One of the interesting factors that we are noticing in the current property market is that despite all the recent media coverage of the rebound in buyer confidence that we have seen this year, there are still a substantial number of property owners in the City of Moonee Valley who still haven’t fully appreciated just how strong the demand from buyers is right now.
This is particularly apparent whenever a new listing hits the market, (few in numbers as there unfortunately are). It was amazing to see the queues of motivated buyers lining up outside several of this week’s Open Houses, with 20-plus groups of buyers inspecting several new listings in the space of half an hour.
This demand is playing its part in numerous strong sales, particularly where the vendors are realistic in their price expectations from day one. Recent examples of this include:
Airport West: 1/18-20 Bowes Avenue
Offering a low maintenance lifestyle with Keilor Road trams, restaurants and cafes virtually on the doorstep, this neat two-bedroom unit had its own street frontage which added to the appeal. The immediate response from buyers was so strong that the vendors decided to accept a convincing early offer of $590,000 rather than wait for this week’s scheduled auction.
Ascot Vale: 15 Ailsa Street
A delightful combination of classic Art Deco elegance and contemporary comfort, this striking three-bedroom home (pictured) near the Puckle Street café strip was a prime example of the importance of experienced post-auction negotiations. Rather than selling on the day, the vendors agreed to allow our team to pursue a better result after auction day. As a result, the contracts were signed during the week for a very satisfying $1.18 million. Congratulations to all involved.
Avondale Heights: 4 Larwood Close
This three-bedroom, two-bathroom home was just steps from Canning Reserve and handy to Highpoint Shopping Centre and Maribyrnong College. This was another example of the value of professional post-auction negotiations, as this well renovated home saw the sold sign go up during the week at a pleasing $890,000.

Beautifully positioned on the edge of the Tea Gardens Reserve and Maribyrnong River trails, this brand new four-bedroom contemporary home impressed with its generous proportions and architectural flair. A strong mid-week sale saw the keys change hands at $1.29 million.
