As we have mentioned in several recent posts, there seems to be a growing sense of urgency among some of the home buyers we are dealing with at the moment. Clearly there is a percentage of the buying public that are highly motivated to secure their next home before the end of the year, including some who have already sold their existing homes and are keen to avoid the short-term rental market as a stop-gap over the holiday period.

This time pressure has impacted on some of the results our team have achieved recently, which has seen smiles on the faces of many of our vendors.

Among our recent results were:

One of just three in a boutique development set in a quiet court just a short walk from St Christopher’s Primary School and Hansen & Etzel Reserve, this stylish 4-bedroom contemporary home certainly made an impact with its stylish interiors and quality finishes. A competitive auction produced an excellent sale at $880,000.

Airport West – 23A Matthews Avenue

Set high on a subdivided low-maintenance allotment, moments from Essendon Fields, this double-storey contemporary home provided family-friendly 4-bedroom accommodation along with generous entertaining space. A solid mid-week sale at $795,000 was completed without delay.

Essendon – 409/316 Pascoe Vale Road

Part of the highly regarded ESSE complex, this high-set 1-bedroom apartment attracted the interest of a mix of investors and first home buyers. Being within walking distance of Strathmore station, local shops and the Woodland Street cafes, this modern lifestyle option sold within weeks.

Maribyrnong – 24 Duffy Street

With the Maribyrnong River and its scenic parklands right at the end of the street, this tastefully updated 4-bedroom period home was always going attract attention from local families stepping up. This week’s auction produced a very satisfying sale at $1.18 million.

Niddrie – 3/21 Sapphire Street

Tucked well away from prying eyes at the rear of a block just moments from St Bernard’s and Rosehill Secondary College, this 3-bedroom villa unit attracted interest from a wide variety of people, from first home buyers to downsizers. The sale at $680,000 seemed to please all parties.

Strathmore – 59 Lloyd Street

This stunning brand new 4-bedroom contemporary home designed by the award-winning architects at Archsign and built by luxury custom builder Mazzei Homes utilised our unique Sale by SET DATE® strategy to produce a pleasing seven-figure sale well before offers were due to close.
