Buyers keeping one eye on the calendar

It seems that quite a few of the buyers we are assisting in the City of Moonee Valley and surrounding suburbs are getting increasingly anxious as each week passes and the possibility of still being in the market for their next home at the end of the year becomes more threatening.

The good news for buyers is that we are seeing some outstanding properties coming onto the market recently, but there are still nowhere near enough new listings to satisfy the demand, so it looks like being a competitive market through to the Christmas break.

Some of our most recent results have included:

Avondale Heights: 219 Military Road. Enjoying a quiet cul-de-sac setting at the end of Military Road, this modern single-level three-bedroom home sold during the week for $895,000.

Avondale Heights: 37 San Remo Drive. Offering extra flexibility downstairs for a family with independent teens, this refurbished four-bedroom home was pushed to $1,047,500 after a competitive auction.

Keilor East: 2 Hilltop Court. Offering first home buyers a rare opportunity to get their foot in the door of the popular Valley Lakes Estate, this two-bedroom townhouse achieved a strong mid-week sale at $620,000 (pictured).

Keilor East: 2/78 Arcade Way. A peaceful rear aspect overlooking the adjoining park added to the appeal of this single-level two-bedroom villa. An opening bid of $600,000 put this one ‘on the market’ from the start of the auction, but three bidders took it all the way to $690,000 before the gavel fell.

Keilor East: 23 McPherson Street. Potential was the word on everyone’s lips at the auction of this three-bedroom home on around 605sqm of land a stone’s throw from the Milleara shops. The sale was completed at an impressive $1,192,500.

Keilor Park: 2 Midway Court. Making a strong first impression on the corner of the court, this three-bedroom, there-bathroom home was sold under the hammer after three took it to $827,500.

Keilor Park: 4 Sprint Street. Owned by the one family since new, this well-preserved four-bedroom home had buyers excited about its future potential, selling for $962,500.

Maribyrnong: 2/10 Newstead Street. Set in a quiet tree-lined street close to trams and the riverside parks, this two-bedroom ground floor flat utilised our unique Sale by Set Date® strategy to sell for $406,000.

Strathmore: 19 Madel Avenue. Enjoying a prime corner location in the tightly held old Strathmore neighbourhood, this expansive six-bedroom, four-bathroom home proved a winning bet for one lucky buyer on Cup Day, with a convincing offer of $2.4 million securing the prize.
