One of the interesting signs that has been noticeable about our team’s sales results in and around the City of Moonee Valley recently has been the number of strong sales being achieved on properties with clear potential for the future.

Whether it is clear scope for renovation, the possibility of building a new home in pace of the existing structure, or even a property that already has permission for redevelopment, we are seeing good interest from buyers who are keen to create something special, and our latest results included several more of these.

Among the most recent examples were:

Airport West: 130 Halsey Road. Comprising around 611sqm of land a short walk from Westfield, this long-held three-bedroom home with a north-facing backyard sold at this week’s auction for $957,500, after four bidders pushed the price more than $100,000 above our happy vendor’s reserve.

Airport West: 125 McNamara Avenue. The focus was more about perfect presentation than potential in this grand four-bedroom home with a self-contained studio, offering real appeal for extended families. This week’s auction saw the contracts inked at $1.39 million.

Altona Meadows: 2B Ramson Court. As we mentioned in an earlier post, this recently refreshed single-level two-bedroom unit achieved a pleasing sale at $567,000 well before this week’s scheduled auction.

Keilor East: 10 Phillip Road. This three-bedroom home on a potential-filled corner block of 629sqm was planned to be auctioned next month in our in-room event. However, early buyer interest saw the contracts inked during the week at $1.05 million.

Maribyrnong: 6 Cypress Way. Another of the properties originally scheduled to be part of our upcoming in-room auction in June, this four-bedroom home in the Riverbank Estate attracted productive early interest. The SOLD sign went up during the week at $1.315 million.

Moonee Ponds: 7/118 Holmes Road. A sparkling new renovation made a big difference to the impact this two-bedroom top floor flat had on buyers. As a result, it was sold well before offers were due to close on our Sale by Set Date® campaign, with the deal being completed at $450,000.

Moonee Ponds: 53 Eglinton Street. Enjoying a premium position in the heart of Moonee Ponds, this near original four-bedroom home on around 704sqm (pictured) came with plans and permits for two luxurious side-by-side homes with pools. A well-structured auction campaign produced a pleasing sale at $1.93 million.
