Buyers not waiting when the chance arises

As some of our regular readers will recall, one of the trends that we reported on several times last year was the willingness of many buyers to act early on properties that interested them rather than waiting for the scheduled auction day.

Well, we’re only one month into the new year, but it seems that this trend may continue in 2023, as more than 60 per cent of this weekend’s scheduled auctions were wearing SOLD signs well before we were due to raise the gavel.

Of course, auctions are not the only method of sale that are producing good results at the moment, but they are certainly playing a role, as this cross-section of recent results shows:

Airport West: 2 Trevalyan Court. A peaceful court location within a short walk of the shops on McNamara Avenue added to the appeal of this renovation-ready three-bedroom home (pictured). The SOLD sign went up during the week at $905,000.

Airport West: 13 Alsom Place. An idyllic cul-de-sac location abutting parklands saw this architecturally designed five-bedroom, three-bathroom home attract plenty of early interest. As a result a strong seven figure deal was completed during the week rather than waiting for this weekend’s scheduled auction.

Strathmore: 201/82 Bulla Road. This modern two bedroom, two bathroom apartment on the second floor of a low-rise building a stone’s throw from DFO attracted interest from a mix of market entrants and downsizers before selling at $480,000.

Strathmore: 20 Strathnaver Avenue. As we mentioned in a previous post, the opportunity to secure an older three-bedroom home that backed directly onto parkland, (after more than 40 years in the one family), proved a popular one. A strong sale at $1.188 million was completed well before this week’s scheduled auction.

With several exciting properties scheduled for auction in the coming weeks, along with an intriguing choice of new listings hitting the market in the past week or so, there are certainly some exciting opportunities in front of home buyers in Moonee Valley right now.
