Buyers wrap up new homes for Christmas

Many of our readers may be surprised to learn that whilst our office doors have been closed for a few days so that our team could take a brief but well-earned break, some of the home buyers in the City of Moonee Valley have remained active, even in the days either side of Christmas.

We can report that several property sales were concluded over this period, both at our twilight auctions which we held just before Christmas and through some highly competitive one-on-one negotiations. Importantly, but as I write this update our team currently has another eight properties under contract, awaiting finalisation of those deals!

One of the sales that was finalised just before Santa arrived was a four-bedroom, three-bathroom home in Shaw Street in Niddrie, which is currently under construction and due for completion in 2023. Designed by the prestigious Architecton, and built by Firma Developments, this striking contemporary home combined thoughtful design and exceptional quality finishes and achieved an outstanding sale at $1.6 million.

Another example of the strong end-of-year demand was evident in the sale of a four-bedroom single-level family home in Randwick Drive, Keilor Park. The appeal for young families was reinforced by a location that provided easy access to the pre-school and parks. The SOLD sticker went up at $767,000.

Of course, as mentioned earlier, our team also have contracts that are yet to be completed in areas as diverse as Airport West, Essendon, Footscray, Glenroy and Keilor East. As you can see, the buyers have been active right across the City of Moonee Valley and surrounding suburbs.

This creates a very positive outlook for any local property owners who may be considering selling in 2023, as the early part of the year is likely to see a shortage of available properties for sale to meet this strong demand.
