The changing face of the Moonee Valley market

There’s an old saying that goes, “Change is inevitable, but growth is optional”. This thought seems particularly appropriate as we look around the City of Moonee Valley today and take in the changing streetscapes that we work in each day.

Our local area has certainly changed over the years, and one of those more obvious changes is the increase in the number of apartment building that now dot the landscape. It’s particularly relevant now as, whilst some long term local residents certainly had some reservations at this change in local housing opportunities, it’s clear that a growing number of local residents are enjoying the lifestyle and convenience that apartment living offers.

I mention this today, as a review of recent property sales activity shows just how popular the apartment market has become in Moonee Valley. Here’s just some of the recent examples:

Ascot Vale: 302/51 Sandown Road. Situated on the top floor of a boutique building on the corner of Epsom Road, this two-bedroom apartment featured excellent city skyline views from a large balcony. It sold for $576,000 well before offers were due to close on a Sale by Set Date® campaign.

Essendon: 801/19 Russell Street. Part of the popular Linc building across the street from Essendon station, this one-bedroom apartment also achieved an early result using the Sale by Set Date® method. A sale at $371,000 was concluded this weekend.

Essendon: 310/1044 Mt Alexander Road. Backing onto Cliff Allison Park, the aptly named Allison Gardens building was the setting for this two-bedroom contemporary apartment. Competitive negotiations saw the SOLD sign go up at $420,000.

Essendon: 2/228 Buckley Street. The combination of two good sized bedrooms and two car spaces is rare in today’s apartment market, particularly in the heart of Essendon. So it was no surprise to see strong early interest in this one (pictured), with another Sale by Set Date® campaign producing another early sale, this time at $551,000.
