Competition adding extra 10% to results

The Spring property market in the City of Moonee Valley and surrounding suburbs continues to produce some outstanding sales results for local homeowners with our team at Barry Plant Moonee Valley producing a number of results this week that exceeded our vendors’ reserve prices by more than 10 per cent.

Among our more recent results were:

Airport West: 44 Bedford Street. Offering an abundance of space, this three-bedroom townhouse saw the keys change hands on auction day after negotiations produced $975,000.

Airport West: 3 Harrington Road. Freshly renovated to maximise buyer appeal, this four-bedroom home achieved an outstanding sale at $1.195 million after initially being passed in at $1.07 million.

Ascot Vale: 11 Bank Street. Reflecting all the hallmarks of a classic Victorian terrace (pictured), this striking heritage residence was sold on auction day for $1.395 million.

Avondale Heights: 3 Downland Square. Set in a quiet court with several quality schools nearby, this timeless four-bedroom home was another to make the most of productive post-auction negotiations.

Essendon: 124/2 Gillies Street. This two-bedroom apartment on the first floor of a modern building with trams at the door enjoyed a strong mid-week sale at $400,000.

Essendon: 1/89 Bulla Road. Originally scheduled for auction this weekend, this privately situated three-bedroom townhouse sold around two weeks beforehand when strong early interest produced $810,000.

Keilor East: 6/15 Nicholas Court. Sold off the plan while construction was still under way, this three-bedroom townhouse near the Steele Creek parkland achieved $925,000.

Keilor Park: 1/20 William Street. Brand new and offering a hassle-free single-level floorplan, this attractive three-bedroom home saw four bidders push the price to $970,000, well above the reserve.

Moonee Ponds: 318/51 Homer Street. Part of the well-regarded ‘Focus on Mason’ high rise, this two-bedroom, two bathroom apartment sold for $575,000 more than a week before offers were due to close on a Sale by Set Date® campaign.

Moonee Ponds: 4/36 Park Street. This renovated ground floor apartment of two bedrooms within walking distance of Queens Park saw the SOLD sign go up at $665,000.

Niddrie: 13 Hamilton Street. Five bidders fought for the keys of this eye-catching four-bedroom timber home, exceeding our excited vendor’s reserve by close to $200,000!
